Do
I really really get to choose the house I want to lease
purchase? |
Yes,
in our program you get to choose from homes that are actually
for sale. Most people think they can only lease purchase homes
that are specifically advertised as Lease Purchases. With us,
we let you choose from homes that are currently for
sale. |

Do
I have to find the house myself? |
No,
we have a team of agents that will work with you to find just
the right home for you. A home that you will eventually own
yourself! |

Do
I have to pay a down payment? |
It
depends on the program you choose. As you probably have found out, just about
EVERYBODY ELSE charges a minimum of 5% to 10% down to do a
lease purchase. With most of our homes you are only looking at
a down payment of $600 to $3000 dollars.

Can
I earn any equity while I'm leasing to own? |
YES!
In our program, we want our tenant/buyers to have the
opportunity to accrue equity while they are leasing the home.
For example, you may buy the home for $150,000 at the end of
the lease term, but the home may have appreciated to $160,000.
That extra $10,000 in equity is yours to keep! |

How
long is the lease purchase for? |
Our
lease purchase contracts are written for a 2 year lease
purchase. This is ample time for us to help you get your
credit scores high enough to get financing. |

Can
I purchase the home before the 2 years is up? |
Yes,
you can purchase the home as soon as you are able to get
financed. |

Will
somebody help me get my credit issues straightened
out? |
Yes,
we have a credit counselor on staff who has over 20 years of
experience. She will work with you to get your credit
straightened out and in a position to obtain financing.

How
will I get financing when my credit is good enough? |
We
have our own in-house lending that will make it incredibly
easy for you to get financing on your home. Most people
don't realize home much easier it is to get financing once
you've been in a lease purchase for 12 months. We make this
process very streamlined for you.

What
if I don't have time to find a property and wait for it to
close? |
This
is exactly why we have an inventory of homes that are
available RIGHT NOW. You typically only need a $600 down
payment and you can move in immediately. Feel free to look
at the homes
available to you right now.

What
about new homes? |
There
are a number of different opportunities to lease purchase
new homes through us. We can build you a custom home or we
can also work with builders who already have
standing inventory through our standard Lease Purchase program. |

What
areas do you work in? |
We
can put you in a home throughout all of metro Atlanta.
However, we want to make sure the area you choose is in a
good appreciating area. If you are moving out of state and
still want to work with our program, let us know as we have
contacts in a lot of different cities that may enable you to
use this exact same program somewhere else. |

Are
there houses that are for sale that will not work with your
program? |
Yes,
not every house is a good fit for our program. We want to
make sure that we work with homes that structurally sound
and in a good appreciating area. Our agents work hard to
ensure they find houses for you that make sense.
